How is the Property Managed?

From completion onwards, all residential developments require an element of property management. This ensures the cleaning, gardening, maintenance and health and safety for communal areas are all managed in compliance with the regulations.

Property Inspections

We conduct monthly inspections of the property and site to ensure all buildings and grounds are being properly maintained and all services are in good working order. This provides a seamless service from the initial call out through to work completed to address the issue – a quality that our clients now expect as standard.
These visits also provide a good opportunity to meet with residents to discuss any of their concerns or to simply have peace of mind that their home is being looked after.

General Site Management and Repairs

Ensuring that your estates are clean and fully maintained will guarantee the ideal offering in the property market. Our cleaning and maintenance services are planned long term and one of the primary objectives is ‘prevention rather than cure’. By managing all routine, cyclical and unscheduled works, we address the maintenance requirements promptly and efficiently.

Emergency Out-Of-Hours Service

This support is provided on a 24×7 basis for any situations which cannot be left until the next day and need immediate attention such as fire evacuation or upper-floor leakage. Managing these promptly and discretely ensures peace of mind for our residents.

Assignment of Reputable and Efficient Tradespeople

The works are always completed by our trustworthy, accredited team of tradespeople experienced in the maintenance of residential properties. Regular reviews of their works and accreditation in accordance with the CDM Regulations 2015 ensure that the SLA (Service Level Agreement) is maintained.


Insurance cover is an important arrangement that we can manage for you, tendering for the most suitable and competitive policies on your behalf. In fact, we have been able to provide our clients with up to 40% reductions in their insurance charges. As insurance contracts are based on the indemnity principle, the replacement cost is the key to buildings insurance. When applied correctly, the aim is to place you in the same financial position as you were prior to the claim. Cornerstone manages this to ensure effective claims from minor through to replacing the property in a total loss situation.
